What exactly is Home Staging?

At its most basic definition, Home Staging is the art of decorating a home to ensure it sells quickly and for absolute top dollar.

Home staging can be as simple as rearranging existing pieces in a home or as complicated as bringing in several new pieces of furniture, interesting accessories and eye-catching art. Many home staging projects fall between these extremes.

You may have heard Home Staging referred to in different terms including:

Is there any difference between Home Staging, House Fluffing and Real Estate Enhancement?

No, there really isn't. These terms are all used interchangeably to describe decorating a home to sell on the real estate market.

Do I need a background in Interior Design to be a Home Stager?

Absolutely not! You don't need a background or formal training in interior design or decorating to become a successful home stager.

However, you do need good taste and a good sense for arranging furniture to make a room look appealing. If you often have friends asking you to decorate their homes, chances are you already have what it takes; you just need to know how to turn that natural talent into a business.

Actually, there is no such thing as credentials in the home staging industry. While you can't snap your fingers and have a successful home staging business right this very second, you can actually start calling yourself a Home Stager right now!

Some companies market their training programs with "certifications" that sound official, but they are actually only there to try and convince you to take one course over another. In other words, the idea of "certification" or "accreditation" was invented for marketing purposes. You are only "certified" or "accredited" by the company offering that particular course, not by any independent regulatory body, since home staging is an unregulated and unlicensed field.

It's important for you to know that there aren't any OFFICIAL CREDENTIALS in the field of home staging. Any associations or organizations are owned or financed by the people who have developed the training programs they're trying to sell to you.

I'm a realtor. Should I become a Home Stager?

Some Realtors® take the Staging Diva Home Staging Training Program because they want to get into house staging to get out of the 24/7 demands of selling real estate.

Because the Staging Diva Program is designed to teach you how to make a really good income as a home stager, it's only appropriate for agents who want to shift their focus to home staging as their primary source of revenue. This is not the program to take if you want to remain a full time real estate agent and stage your own property listings for free.

You don't need a real estate license to be a home stager.

But you might choose to maintain your real estate license if you already have one since home staging is a great source of listing leads. Many homeowners stage their homes before hiring an agent and you would be building a relationship with them through the staging of their homes. If you have a license it would be easy to extend that relationship into getting the real estate listing for those clients who hadn't already hired an agent. Remember though, you'll be charging clients for your home staging expertise, not giving it away for free. These issues are discussed in the Staging Diva Home Staging Business Training Program.

How do I know if there are already too many home stagers in my area?

We have yet to see a market that is saturated with too many expert home stagers. Some cities have more home stagers than others, but there are also lots of stagers who approach their business as more of a hobby. In other words, they don't really pose a competitive threat to someone who is serious about building a home staging business and who has the knowledge to approach it correctly.

It's worth contacting your local real estate board and finding out how many real estate agents there are in your geographic area and how many homes are listed and sell in an average year.

Then try and find as many home stagers in your area as you can and pay attention to how professional they seem and how easy or hard it was to find them.

Notice how many real estate agents there are compared to real estate stagers and consider what small percentage of homes listed in a year that you would have to stage to make a living.

I'm anxious to get my business started - how long will the Staging Diva Program take to complete?

The Staging Diva Home Staging Business Training Program is made up of five courses on audio CDs. Each course will take about two hours to complete, so the full program takes about 10 hours (excluding the time you take to complete the homework assignments). Your program includes course notes for you to follow along with the audio. This program can be completed over the course of two days if it fits into your schedule, or you can spread it out over a number of weeks. It's entirely up to you!

What is your reason for not offering "hands-on" Home Staging Training?

This expert home staging training program was designed for men and women who already have great taste and a talent for knowing how to arrange a home.

Our students have already been decorating since they were very young, and grew up to decorate their homes as well as the homes of friends and family members. Because it comes so naturally, most of these people never realized they had a real talent they could profit from.

Answers to questions about the business of home staging

Is it expensive to start up a Home Staging business?

Not at all. You can start your home staging business with limited funds. There isn't even much need to spend a lot of money on advertising or to build up your inventory of furniture and accessories. All you need to get started is explained in the Staging Diva Course 2 - "The Business of Home Staging".

Will I still have time for my family if I start a home staging business?

Of course! You will be in control of the client appointments. You can grow a very lucrative home staging business, even if you only see clients during regular business hours. You don't have to work evenings and weekends. If the weekends or later in the day would be more convenient for you, schedule your appointments then!

Will I have to quit my day job to start a home staging business?

Not unless you want to! Because you're in control of booking appointments, you can grow your business by meeting with clients outside of your work hours. You should be aware, however, that you might have a difficult time furnishing empty homes as deliveries are normally done during regular business hours.

If you're very careful about the projects you take, or have the flexibility to take the odd day off from work, you'll be OK.

Many Staging Diva Graduates took our courses in the evenings and were able to start a profitable home staging business around a full-time job. Many of our graduates have young children, and lots of those are divorced mothers.

So can I make lots of money as a home stager?

Yes, but it won't happen overnight. You will have to work hard and stay focused on your goals. The more you take action, the more quickly you'll succeed. But your chances of making lots of money will be so much higher because you'll be following the steps outlined in the Staging Diva Program. The courses focus on all the critical pieces of the puzzle of having a successful home staging business based on what's already been tested in the real world.

How do I make sure I get paid? Who will pay my staging fees?

You could get paid by the Realtor®, the homeowner, or both. How to avoid spending your money up front on a client's behalf and how and when you will get paid are explained in great detail in Course 3 - "Taking the Mystery Out of Home Staging Consultations".

How do I determine what my home staging fees will be?

Nailing the proper pricing strategy is one of the top three factors which can determine whether you make an impressive income or get burned out and go broke.

We spend a significant amount of time on the subject of how to charge for your home staging services in Course 2. It also comes up again in Courses 3, 4 and 5.

Am I going to have to paint, move heavy items and clean houses as a home stager?

Only if you want to! You will certainly recommend cleaning as an expert home stager as well as which rooms need fresh paint and in what color. You will also suggest moving the furniture, but that does not mean you have to do these things yourself.

Sometimes, you will spend a few hours with your client making recommendations; then they do the work themselves. For other clients, you might arrange for the cleaners, movers and painters to come in.

Course 3 - "Taking the Mystery out of Home Staging Consultations" teaches what you will do once you're at a client's house, including "when" does "who" move "what"!

Instead of hiring employees to offer comprehensive services, The Staging Diva shows you how to outsource these to others and still make money on it in course 5 "Over 30 more ways to make money in home staging."

Is it a good idea to start my Home Staging business with a partner?

In Course 1 - "Cash in Decorating Homes to Sell", there is a Self Assessment Scorecard which will help you determine if you need a business partner.

Debra Gould, The Staging Diva, receives many requests from people wanting to apprentice with her, but she turns them all down.
